MIAMI (March 5, 2026) – Ware Malcomb, an award-winning international design firm, today announced construction is complete on phase one of Race Track Logistics Pompano, a new class A industrial park in Pompano Beach, FL. Ware Malcomb’s Miami office provided architecture and interior design services for the four-building 620,000 square foot initial phase.
The new logistics hub, owned by Rockpoint, a Boston-based real estate private equity firm, will ultimately encompass 1.5 million square feet and is designed to meet market demand in South Florida for modern distribution facilities, with immediate access to I-95, Port Everglades, and Fort Lauderdale-Hollywood International Airport. Rockhill, Rockpoint’s property services affiliate, is the operator and developer of the property.
Rei Gomez, Principal, Ware Malcomb, said, “The design goal for this project was to create a welcoming, humanscaled arrival experience, and an environment that feels dynamic, comfortable, and closely connected to its surroundings. Our team drew inspiration from Contemporary Tropical Architecture, merging clean corporate lines with warm, vibrant textures that evoke a sense of place and climate.”
The team expressed a refined modern identity in the architecture using vertical architectural fins, expansive glazing, and a crisp rhythmic façade composition that balances openness with purposeful shading. Thoughtful massing strategies and layered articulation along the front elevations work together to break up long wall conditions, introducing rhythm, depth, and visual interest across the building façade.
A curated palette of distinctive materials and architectural elements further strengthens the connection between users and the built environment. Buildings feature two-story glass storefronts, architectural façade treatments such as OKO skin and faux-wood aluminum cladding, stucco, concrete tilt panels, and aluminum impact-rated glazing systems.
“We’re very pleased with how smoothly this project came together across all stakeholders. We moved quickly from groundbreaking to delivery, and the result is a high-quality industrial campus that has already received rave reviews. The strong collaboration and execution by our professional team made this a great success,” said Brian Howe, Executive Vice President of Rockhill.
General contracting services were provided by Frampton Construction.
