IRVINE, Calif. (January 8, 2025) – Ware Malcomb, an award-winning international design firm, today announced it has completed its work on the initial phase of Bake Freeway Business Park, a new Class-A industrial development in Irvine’s Great Park neighborhood. Ware Malcomb’s Irvine office is providing architectural design and branding services for the project.
Developed by a joint venture of Tishman Speyer and Mitsui Fudosan America (MFA), which acquired the fully entitled development site in December 2023, Bake Freeway will encompass four buildings totaling 559,000 square feet in two phases on a site with direct access to the I-5 freeway. The first phase of Bake Freeway Business Park is comprised of two buildings encompassing approximately 380,000 square feet, located at 15700 and 15800 Bake Parkway.
Tom Myers, Principal, Ware Malcomb, said, “the client’s objective was to bring new Class-A industrial product to this region and capitalize on the unique signage opportunities afforded by its spectacular location at the intersection of two major Southern California freeways. We were tasked to design highly flexible and easily divisible buildings to accommodate a wide range of customers looking for distribution facilities, warehouses and manufacturing uses.”
Building One is 176,337 square feet including 18,168 square feet of office space, while Building Two is 202,931 square feet with 19,990 square feet of office space. Both buildings have clear heights of 36′ to accommodate greater cubic storage and modern automation, as well as 25 dock-high doors and two ground-level doors each, and ample parking.
Ware Malcomb’s Branding Studio assisted with signage and wayfinding for the facilities.
General contracting services for the first phase were performed by KPRS Construction Services.
